Refurbishment and Extension of Dwellings within the Green Belt

Hirst Architects Ltd were appointed to design and oversee the sensitive refurbishment and extension of two existing semi-detached properties located within the Green Belt at Weetshaw Lane, Barnsley.

The brief called for a comprehensive upgrade to the existing dwellings, which were in a poor state of repair, with the aim of creating high-quality, energy-efficient homes that responded positively to their rural context. The works included full internal refurbishment, thermal upgrades, and the design of modest yet functional rear extensions to improve internal layout, daylighting, and connectivity to outdoor amenity space.

Given the Green Belt location, careful attention was given to the scale, form, and materiality of the proposed extensions, ensuring that the development respected the openness of the Green Belt and remained subservient to the original built form. The project was developed in close consultation with the Local Planning Authority to ensure compliance with both national and local Green Belt policy.

The final scheme successfully delivered two revitalised family homes with improved living standards and a contemporary character that remains rooted in the vernacular of the area. The project demonstrates how sensitive design and planning strategy can unlock value and functionality from existing rural properties, even within the stringent context of Green Belt designation.
